Inside the System

A motorized roller shade is a precision machine — a tube motor, a control layer, and a fabric engineered for the light it manages. Here is what we put in the wall.

01

Whisper-Quiet Tube Motors

The motor lives inside the shade tube — invisible, and quiet enough for boardrooms, trading floors, and bedrooms. We size Lutron, Somfy, and Crestron motors to the exact weight and drop of every opening.

02

Hardwired or Battery Power

New construction gets hardwired low-voltage or PoE motors coordinated with your electrician. Retrofits get rechargeable battery motors and Somfy RTS wireless — no drywall work, no conduit runs.

03

Cordless & Child-Safe by Design

Motorization eliminates operating cords entirely — compliant with California's window-covering child-safety law and standard on every system we specify.

04

Built for Big Glass

Oversized openings, high-rise curtain walls, double-height lobbies, and clerestories — plus motorized tension systems for skylights and sloped glazing where gravity won't do the work.

The Control Layer

From a single keypad to a campus-wide building management system — we program every layer of the stack.

01

Lutron Athena & Sivoia QS

Certified Lutron programming and deployment for large commercial facilities — centralized shade control coordinated with lighting and HVAC across entire floors, with Palladiom keypads at the wall. We cover the full Lutron shade ecosystem: Athena, Sivoia QS, QS Wireless, RadioRA 3, and RA2 Select.

02

Somfy animeo IP

Somfy Pro dealer with animeo IP BMS gateway expertise — RS-485 addressing, IP connectivity, and BACnet/KNX bridging for full building automation integration on commercial campuses.

03

Crestron Shade Control

Motorized shade integration with Crestron automation systems — touch panel control, scheduled operation, and scene-based shade positions for conference rooms and boardrooms.

04

Wireless RF Retrofit

Battery-powered and RF wireless motorized shades for retrofit projects where hardwiring is impractical — Lutron RadioRA 3 and Somfy RTS for existing commercial buildings.

05

Scheduling & Sun Tracking

Astronomical timeclock and photosensor-driven automation — shades that follow sunrise, sunset, and the sun's position year-round. Daylight harvesting that reduces HVAC load and contributes to Title 24 and LEED energy credits.

06

Motor Replacement & Upgrades

Tube motor replacement and shade system upgrades for existing installations — retrofitting legacy systems with modern Lutron, Somfy, or Rollease Acmeda motors.

Where It Earns Its Keep

Twenty-six years of motorized installations across Bay Area high-rises, tech campuses, hospitality projects, and homes — field experience that prevents costly mistakes.

Glare Off the Screens

Automated solar shades that track the sun across the day — managing screen glare in open plans and cutting solar heat gain across whole floors, coordinated with Lutron or Crestron lighting scenes.

  • Sun-tracking & photosensor automation
  • Daylight harvesting tied to lighting
  • Whole-floor scene control

High-rises & oversized glass

Big Glass, Handled

Heavy-duty motors sized for curtain walls, double-height lobbies, and clerestories — plus motorized tension systems for skylights and sloped glazing. Phased, floor-by-floor installation logistics included.

  • Oversized & double-height openings
  • Skylight & sloped-glazing tension systems
  • BMS integration via BACnet / KNX

Homes & penthouses

Quiet Enough to Live With

Whisper-quiet motors on app, voice, and keypad control — shades that open with the sunrise and close for movie night. Cordless by design, so they're child-safe out of the box.

  • App, voice & keypad control
  • Battery retrofit — no rewiring
  • Cordless, child-safe by design

Built for California Code

Automated shading is one of the few systems that pays off in comfort, energy, and compliance at the same time — but only when it’s commissioned and documented correctly. That paperwork is part of our scope, not an afterthought.

Title 24

California Energy Code

Automated shading earns Title 24 credits — and we provide the commissioning documentation and HERS rater coordination California requires to claim them, from plan check through final inspection.

AB 2263

Child-safe cordless

Motorization eliminates operating cords entirely, so every system we install complies with California's window-covering child-safety law by construction — not by accessory.

LEED v4.1 / WELL

Green building points

Photosensor-driven daylight harvesting and sun-tracking automation contribute directly to energy, glare-control, and indoor-quality credits on green building projects.

SHGC / Daylighting

Solar heat gain control

Shade positions programmed to the sun's actual path manage solar heat gain and daylighting the way the energy model assumed they would — documented for the record.

How It Runs

Six steps from the first site walk to a system that runs itself — every handoff documented.

Step 1: Site Walk & Power Planning

We measure every opening ourselves and map power paths — low-voltage runs, PoE, or battery — with your electrician before anything is ordered.

Step 2: Motor & Control Specification

Motors sized to fabric weight and drop; the control platform — Lutron, Somfy, or Crestron — matched to how the building actually runs.

Step 3: Submittals & Fabrication

Shop drawings and product data for review, then fabrication to field-verified dimensions from our San Francisco facility.

Step 4: Coordinated Installation

Installation sequenced with GCs, electricians, and building schedules — phased floors and after-hours crews when the project demands it.

Step 5: Programming & Commissioning

Scenes, schedules, astronomical clocks, sensor calibration, and BMS points — commissioned on site with Title 24 documentation and HERS rater coordination.

Step 6: Service & Support

Motor maintenance, reprogramming as tenants change, and priority response — we service what we install, for the life of the system.
